The primary facility will consist of an Indoor Health & Wellness Training Center with an attached outdoor Athletic Playing Field that will be used for different athletic events.
Indoor and outdoor facility will market to local baseball, softball, lacrosse and soccer youth-based organizations, high school and collegiate athletes, who will have primary access to facilities that will allow for comprehensive training packages tailored to all age groups. General public will have access to strength and conditioning center, chiropractic and physical therapy care.
Traffic study was conducted by John A Bieberitz, and found 80% of inflow and outflow traffic will utilize I-94/Hwy 67 corridor. Main traffic pattern is found within a Commercial/Industrial Park, and current infrastructure will support peak game day activity.
The Wisconsin Department of Transportation (Wis DOT) has reviewed the site and traffic information provided regarding the above reference developed. WisDOT will not require the preparation of an updated Traffic Impact Analysis (TIA}, but requests that screening be placed along the 1-94 right-of-way to keep balls and any other sporting equipment from leaving the site and entering the highway right-of-way.
A TIA is not being required since the site use intensity will be low on normal days of operation. During large events such as baseball games, traffic should be monitored to ensure that reasonable operations are occurring and that no safety issues are created.
A professional sound study was conducted that shows proximity to I-94 will have a direct impact on how the sound would be heard by all surrounding residents, with audible levels being mostly defined as “Generally Inaudible”. No residential development in immediate area, with Medical and Commercial/Industrial buildings surrounding site.
Musco lighting technology eliminates any light refraction and eliminates the possibility of any “halo” effect. Lighting technology is part of Dark Sky Alliance.
Site is located amongst other Commercial/industrial sites, and directly adjacent to a Harley-Davidson Motorcycle dealership and a Staybridge Suites Hotel.
Site is fully improved with public water and sewer being readily available.
The Northwoods League has been in existence for over 25 years with a track-record that shows the need for Police and Fire Department services to be virtually zero. Any ambulance/fire call would be paid by the park or the individual patron.
Our facility will serve alcohol and abide by all laws and ordinances no different than any area restaurant.
The entire project is being funded by the development group with private financing.
